The Chief Marketing and Sales Officer of Areen Holding and CEO of Tilal Residential Development shares his views on the Bahrain property market, real estate investment advice and things on his bucket list!

Holding two different and highly demanding positions, how do you juggle your two roles?
This certainly calls for effective time management, prioritisation and delegation. I maintain a structured schedule, allocating specific blocks of time for each role’s responsibilities. Clear communication with my teams is crucial, ensuring they understand their roles and responsibilities. Delegation plays a vital role in managing workload efficiently, empowering capable individuals to handle tasks effectively. Additionally, I leverage technology and automation tools to streamline processes and increase productivity. Regular self-assessment and reflection help me identify areas for improvement and make necessary adjustments. Ultimately, it’s about maintaining balance, staying organised and focussing on strategic goals to excel in both positions.

With an illustrious career and more than two decades of experience in the real estate industry, what are your views on Bahrain’s burgeoning property landscape?
During these two decades and possibly longer, I have witnessed Bahrain’s property landscape undergo remarkable growth and transformation. The country’s strategic location, favourable investment climate and government initiatives have attracted both local and international investors. Bahrain’s flourishing property market presents exciting opportunities for developers, investors and homeowners alike. With a focus on sustainable development, innovative designs and modern infrastructure, Bahrain continues to enhance its appeal as a vibrant real estate destination. However, careful market analysis, adapting to evolving customer preferences and maintaining regulatory oversight are crucial for sustainable growth and long-term success in this dynamic and competitive landscape.

What advice would you give to someone looking to invest in real estate in Bahrain?
My advice would be to conduct thorough market research and due diligence. Understand the local market dynamics, trends and regulatory framework. Seek expert guidance from reputable real estate agents and consult with financial advisors. Consider factors such as location, infrastructure, rental demand and potential for capital appreciation. Diversify your investment portfolio to mitigate risks. Additionally, explore financing options and calculate projected returns and risks. Finally, be patient and take a long-term perspective. Real estate investments require careful planning and a comprehensive understanding of the market to make informed decisions and maximise returns.

A penthouse or a villa – which would you choose and why?
In Bahrain, I would go for a villa from September to April and a penthouse from May to August. Alternatively, choosing between a penthouse and a villa depends on personal preferences, lifestyle and investment goals. A penthouse offers luxurious urban living with stunning views, convenience and amenities. It suits individuals seeking a vibrant city lifestyle and easy access to amenities. On the other hand, a villa provides spaciousness, privacy and the opportunity for customisation. It appeals to those who value a serene environment, outdoor space and a sense of exclusivity. Both options can be attractive investments, with penthouses offering potential for rental income and capital appreciation, while villas offer long-term value and potential for expansion. Ultimately, the choice depends on individual preferences and priorities.

Name three things that are on your bucket list?
Mainly, I always consider destinations around the world as my main description for my bucket list. So, my first real ‘thing’ on my bucket list would be to travel the world.
